1. Introduction

Welcome to Kindle Ridge. By booking a stay at our property, you agree to the following Terms and Conditions. These policies ensure a safe and enjoyable experience for all guests while protecting our business.

2. Booking and Payment

  • Guests must be at least 18 years old to book a stay. Guests that consume alcohol must be 21 years or older.

  • Full payment is required at the time of booking unless otherwise specified.

  • We accept payments via credit card through Stripe and other approved methods.

  • A valid credit card is required on file for security purposes.

3. Cancellation and Rescheduling Policy

  • 100% refund for cancellations made 30 days before the arrival date.

  • 0% refund for cancellations made 29 days or sooner before the arrival date.

  • Guests may reschedule their stay up to 30 days before check-in. Rescheduling is not permitted with less than 30 days' notice, and only one rescheduling request will be accepted.

4. Check-In and Check-Out

  • Check-in: 4:00 PM | Check-out: 11:00 AM

  • Early check-in (2:00 PM) and late check-out (1:00 PM) are available for an additional $50, subject to availability.

5. House Rules

  • 1) No pets. Violation will result in a $250 charge to the credit-card on file.

  • 2) No smoking inside the cabin. Violation will result in a $250 charge to the credit-card on file.

  • 3) No children under the age of 8 years old, except for infants that are not mobile

  • 4) No events/parties (Two guests maximum)

  • 5) Check-in after 4:00 PM (unless you have arranged for an early check-in of 2pm)

  • 6) Checkout before 11:00 AM (unless you have arranged for a late checkout of 1pm)

  • 7) Guests must be at least 18 years old to book a stay. Guests who consume alcohol must be 21 years old or older.

6. Guest Release of Liability

  • Guests acknowledge that outdoor activities and natural surroundings involve inherent risks.

  • Kindle Ridge is not responsible for injuries, accidents, or lost/stolen property.

  • Guests assume all risks associated with using the premises, including decks, trails, fire pits, and other amenities.

7. Privacy Policy

  • We collect guest information for booking and service purposes.

  • Basic guest details may be shared with third-party services such as cleaning and property management software.

  • We do not sell guest data.

  • We may send promotional emails or text messages to past and potential guests, with an option to opt out.

8. Damage and Security Deposit

  • Guests are responsible for any damage beyond normal wear and tear.

  • A security deposit may be required and refunded after check-out, pending inspection.

  • I understand that all units on the property are designated non-smoking, and violating this policy will result in a non-refundable $250 charge to my account.

9. Compliance with Local Laws

  • Guests must comply with all local, state, and federal laws during their stay.

  • Violations of laws or house rules may result in eviction without refund.
